Where can I buy a used holiday home?

Holiday home distributors are constantly buying and selling used models. Some campsites occasionally buy and sell the holiday homes that are already installed on their grounds. There are also owner-to-owner sales via newspaper adverts. Just as with a new holiday home, in light of the cost of transport, we suggest focussing your search on the zone where you want to install your holiday home.

 

Installation on a campsite, LRP or holiday village

Mobile-home occasionLeisure holiday homes can only be installed in a campground, leisure residential park or a holiday village classed as lightweight leisure dwellings in order to retain their legal status as a holiday home (Find out more about the legislation) and the advantages that this status procures (no housing tax or property tax, for example). Therefore, the used holiday home only has a value if you can find a campsite that accepts this product, or if you can retrieve the rental contract for the site on which it is already installed, in agreement with the campsite owner. In this case, do not purchase a holiday home until you have found the campsite pitch.

Caution with aluminium models or models with flat roofs (rather than pitched roofs). The aesthetics of these old models is already out of date and many campsites refuse to allow a pitch for them to maintain the class of their campsite by only allowing aesthetically recent models. In addition, flat-roof models are usually devalued by an additional 10%.

 

Installation on private grounds

Mobile-home occasionRemember that legally, a holiday home can only be installed in a campground, leisure residential park or a holiday village in order to retain its legal status as a holiday home (Find out more about the legislation) and the advantages that this status procures (no housing tax or property tax, for example) Consequently, the installation of any holiday home on another type of grounds will be done under a legal status other than as a holiday home and requires special permission. On private grounds, the installation is then subject to common law concerning buildings which in particular entails the filing of a building permit. It is therefore preferable to make sure that a building permit will be obtained before making your purchase. Also remember that in this case, the holiday home loses its legal status as a leisure holiday home and the advantages that come with it: the owner becomes liable to housing tax, for example. Finally, remember that a holiday home is not built according to real estate construction standards.

 

Estimating the price for a used holiday home

Mobile-home occasionThe value of a holiday home fluctuates very much depending on supply and demand. There is no published official guideline. Furthermore, the intrinsic value of a used holiday home must be assessed case-by-case, according to the conditions of sale: is it being sold already installed and set up or does it have to undergo wide-load transport? Can the pitch contract be transmitted from one owner to another (fees, notification, duration) etc?

For the purposes of information, in general the initial purchase price of the holiday home itself (excluding transport, installation and other fees) loses:
- 30% of its value over the first year of use
- 15% the second year
- then 10% in subsequent years
- and after 15 years, a holiday home no longer has any real market value.

This calculation will give you an idea of the purchase value of a used holiday home itself, excluding the total budget. Indeed, you will also have to add the transport (if necessary), installation, and the pitch rental in a campsite.

Provided below, for the purposes of information, is the theoretical value for used IRM holiday homes (holiday home itself, excluding transport; installation and pitch) by applying the announced devalues (-30% , -15%, -10%...) :

As in any second-hand market, this value fluctuates according to supply and demand, the wear and tear on the holiday home, any renovations and the equipment.
