"What is a holiday home, and are there any standards?"
Jean-Louis - Paris
According to Afnor standard 56-410, a leisure holiday home (holiday home) is:
• A leisure vehicle (= with wheels!), that can be inhabited and that can be transported (therefore, it is indeed a consumer product, not real estate).
• Designed for temporary or seasonal occupancy, (a second and not your main residence) which does not satisfy construction requirements (= it is not a genuine permanent home and does not benefit from a ten-year guarantee, but it is not subject to housing tax or property tax either).
A leisure holiday home cannot retain its status as a holiday home unless it :
• Retains the means used to move it at all times (= wheels, tow-bar)
• Is able to be moved easily from its site by one of the 4 sides (no "permanent" installation such as a concrete terrace, closing walls, etc.).
• Is installed on a campground
"How much does transport, stabilisation and connection cost?"
Lisa and Franck - Nantes
Your leisure holiday home must be transported from the factory to the installation site as a wide load. Therefore, the operation is relatively expensive (from €1,000 to €4000 including VAT) and its amount varies depending on the distance from the factory (about €4 to €5 per kilometre depending on the type of wide load, in addition to the loading and unloading fee).
As for the installation (stabilisation, water and electricity connections, etc.), this can cost from €1,000 to €5,000 including VAT depending on the access to the site and the connections available (this does not include charges for preparing, installing utilities and major reconditioning of the site, nor additional services such as terraces, landscaping, etc...).
In light of all these "budget items", you might prefer "all included, delivered and installed" purchase solutions.

"What budget should we allow for?"
Jean and Chantal - Rouen
Your total purchase budget (allow for €25,000 to €60,000 including VAT) can be broken down primarily into 4 key items:
• The purchase of the holiday home itself (large or small, more or less equipped, etc.),
• Wide load transport,
• Installation costs on your site,
• Annual site rental for your site (€2,000 to €5,000 including VAT).
"Where can I install my holiday home?"
Henry - Poitiers
Holiday homes must be installed on a campground or a Leisure Residential Park (P.R.L.) (Order No. 2007-18 January 5 2007). No administrative authorisation is necessary if you install your holiday home on one of these specially equipped sites.
If you install your holiday home elsewhere, it could be requalified by the administration under another legal status, or may simply be prohibited.
"What size holiday home should I choose?"
Christine and François - Lille
The size depends on the area of your campsite pitch. Indeed, the holiday home cannot occupy more than 30% of the ground area of your pitch (20% in the new Leisure Residential Parks). The ground area occupied by each model is as such provided in this catalogue. |
